Assistant Director, Property & Asset Management

We are seeking an experienced leader for the role of an Assistant Director, Property & Asset Management within an internationally recognized and a landmark property in Singapore.

This is a strategic leadership position with responsibility for the long-term development, performance and optimisation of the property's physical assets. Working closely with the executive leadership team, the successful candidate will shape capital investment, property development, asset strategy and facilities operations, influencing decisions that impact operational performance, financial investment, sustainability and long-term asset value.

Key Responsibilities:

Property Development & Capital Projects

• Provide strategic oversight of the property's portfolio of capital development, major renovation, upgrading and expansion projects.
• Lead the full project lifecycle, from feasibility, planning and budgeting through to delivery, commissioning and handover.
• Develop capital investment priorities and ensure effective management of significant CAPEX budgets.
• Establish robust project governance, ensuring delivery against scope, cost, quality and timelines.
• Lead and coordinate multi-disciplinary teams, consultants, contractors and key stakeholders across complex projects.

Asset Management & Strategy

• Develop and implement a long-term property and asset management strategy aligned with organisational objectives.
• Drive the continuous improvement, modernisation and optimisation of the property's physical assets and building systems.
• Identify opportunities to enhance asset performance, operational efficiency and long-term value.
• Champion the adoption of smart property technologies, energy efficiency and sustainability initiatives.
• Develop asset lifecycle strategies that support long-term resilience, reliability and investment planning.

Property & Facilities Operations

• Provide strategic leadership across property and facilities management, preventative maintenance and infrastructure reliability.
• Establish high-performance standards for property operations, statutory compliance, safety and business continuity.
• Oversee external consultants, contractors and service providers, ensuring performance, accountability and value for investment.
• Ensure the property and its infrastructure are maintained to consistently high standards.

Executive & Stakeholder Management

• Act as a trusted technical and strategic advisor to senior management on property, asset and capital investment decisions.
• Prepare and present business cases, financial justifications, investment proposals, project updates and technical recommendations to executive leadership.
• Build effective relationships with internal stakeholders, government and regulatory bodies, consultants, contractors and other external partners.

Leadership Profile:

The successful candidate will bring a strong track record in property development, capital projects, facilities and strategic asset management within a large-scale, complex property environment.

Candidates from commercial property, mixed-use developments, hospitality, integrated developments, institutional assets or similarly complex property environments will be considered.

Essential Requirements:

• Bachelor's Degree in Architecture, Civil Engineering, Mechanical Engineering, Electrical Engineering or a related technical discipline.
• Significant senior leadership experience in property development, capital projects, facilities, infrastructure or strategic asset management.
• Proven experience managing significant capital expenditure budgets and complex development programmes.
• Strong track record delivering major renovation, upgrading, development or expansion projects.
• Experience managing multi-disciplinary teams, consultants, contractors and complex stakeholder environments.
• Strong understanding of property and asset lifecycle management, building systems, preventative maintenance and statutory compliance.
• Demonstrated ability to evaluate investment priorities and translate technical considerations into sound commercial and strategic decisions.
• Exceptional leadership, strategic thinking and stakeholder management capabilities.
• Excellent written and verbal communication skills, with confidence engaging senior executives and key stakeholders.
